Utah couple’s 30-acre Lord of the Rings-inspired estate now asks $38 million

A 30-acre estate in Provo, Utah, inspired by The Lord of the Rings, has received a $5 million price cut and is now listed for $38 million, Realtor reported. The 32-room property was previously asking $43 million. It includes a nearly 23,000-square-foot main house, a 6,200-square-foot guesthouse, a private pond, waterfalls, pools, sports facilities and private trails.The estate is set in the South Fork of Provo Canyon, among Utah’s ski mountains. Listing agent Kerry Oman of Summit Sotheby’s International Realty said there had been interest from potential buyers, but none had decided to purchase the property. “We had some good activity,” Oman said. “Some very capable candidates came in to see it, but it didn’t work for them.”The price was then reduced to make the property more attractive to buyers. “We decided to make it more enticing to buyers,” Oman said.
